Review the live books, reconcile the bank, and keep every property tying out.
Platmetrix keeps a real double-entry, accrual-basis set of books per property. Routine activity posts itself; your job is to review, reconcile, and keep each property tying out.
propiq.html).Checks your credentials and opens your workspace showing only the properties and tools your role allows. Your session stays signed in on that device until you sign out.
You need an account created by your administrator. If you were invited by email, open that invite first and set a password. Forgotten password or no access to a property — your administrator resolves both.
You don't make manual entries for routine activity — charges, payments, deposits, and paid tax bills post to the books as the work happens.
Open Accounting. On a real property it reads the live books and shows the statements with a green LIVE GL badge.
Re-pulls the books for that period and redraws the statement you're viewing.
Shows only what's been posted. If a period looks empty, activity for it hasn't been recorded yet (or you're on a demo property, which shows sample figures).
Revenue less operating expenses gives NOI; interest and depreciation below the line give net income. Paid property taxes flow in automatically.
Assets, liabilities, and equity as of period end, with a banner confirming it balances. A small early imbalance before period-close is expected.
Every account's debits and credits with totals that must match — your fastest integrity check.
Confirms the books are internally consistent and shows the property's performance for the period.
If the trial balance doesn't match or the balance sheet is off beyond a small close-timing difference, something posted oddly — investigate the source activity before relying on the numbers.
The Rent module is the receivables detail behind your A/R — each charge's billed, paid, balance, and status, with collected/outstanding totals.
Property taxes tracks bills by parcel, year, authority, and installment.
Records the bill as an upcoming obligation on this property.
You supply the details from the actual tax statement. Adding it doesn't post an expense yet — that happens when you mark it paid.
Loads every row as a bill at once so you don't hand-enter a large tax roll.
Columns must be in the expected order. Rows with unreadable amounts/dates are skipped; check the count in the confirmation.
Records the payment and posts the property-tax expense to the books automatically, so it flows into NOI — no separate journal entry.
Only mark paid once it's actually paid; this changes the financial statements.
Reconciliation matches collected rent against the deposits the processor actually pays into each property's bank.
Shows which collected payments have landed in the bank versus still in transit, and the processor's fees so you can book them as an expense.
Populates once online payments are live and payouts have run. Recording the fee expense and confirming the bank-statement match are your call. Until payments are live it shows the demo example.
Reporting rolls each property's NOI, occupancy, and scorecard up to AssetIQ for valuation — the same posted numbers, never re-entered.
