Welcome to the Resident Portal — your direct connection to your community and your home. It’s the easiest way to see everything about your unit in one place, and a direct line of communication with your property team.
From here you can keep up with community events, see scheduled maintenance planned around the community, and submit your own maintenance requests when something in your unit needs attention. Your property staff actively monitor the portal, so your requests and messages reach the right people quickly.
It’s also your financial home base. In a few taps you can view everything about your unit — your lease, your full rent history, and any rent payment coming due — and pay securely online.
Your information stays secure and protected. The portal uses protected sign-in and encryption so your personal and payment details are kept private and safe.

Set up & sign in
Activate your login, then get in.
You’ll usually arrive here right after choosing your unit. At lease signing — before your deposit is due — your leasing team will prompt you to download the Platmetrix app or visit the website, and you’ll receive an email invitation to activate your account. The steps below pick up from that invitation.

What it does
Connects you to the Resident Portal tool and activates your account — linking your login to your unit so your balance, lease, and rent history appear when you sign in.

You need the invite email. Didn't get it? Ask your leasing office to re-send it and confirm they have your correct email.

Everything in one view.
Your dashboard is your home page — it summarizes everything about your unit at a glance the moment you sign in.

The Your charges table lists every charge — period, amount, amount paid, remaining balance, and status (Paid, Partial, or Open).

What it does
Shows exactly what each charge is and how much of it remains. Charges appear automatically when your team posts them (like rent on the 1st).
Needs your input
Nothing to do here — it's read-only. If a charge looks wrong, contact your leasing office; only they can adjust it.

Complete the secure payment page (bank/ACH or card).
You're returned to the portal.
What it does
Sends your payment securely and, once it clears, updates your balance and marks the charge Paid. Platmetrix never stores your bank or card numbers — the secure page handles them.
Needs your input
The property must have finished setting up online payments. If you see “coming soon” or “not set up to accept payments,” your team is still connecting the bank account — your balance is still correct, you just can't pay online yet.

As soon as your payment clears you get this receipt, your property manager sees it post to the rent roll, and a copy is filed to your property’s receipts page.

What it does
Automatically pays your monthly total each month, so a busy month never turns into a late fee. Turn it off anytime.

A saved payment method. Autopay uses the total shown — if a one-off charge is added mid-month, pay that part manually.

You’ll still get a receipt each month when autopay runs, plus a reminder a few days before each charge so nothing’s a surprise.

Payments clear on the processor’s schedule, so your balance may take a short time to update after paying.
Only pay through the portal's Pay balance button. Platmetrix will never ask for bank or card details by email or text.
Community news
Events, notices, and scheduled work.
The Community news page is your property's bulletin board — events, announcements, and notices posted by your team. It's the fastest way to know what's happening around your community.
Pinned — the items your team wants everyone to see first, like an upcoming cookout or a temporary parking change.
Upcoming events — cookouts, food trucks, amenity reopenings and more, each with a date, time, and location.
Notices — reminders such as rent & autopay dates or scheduled work, tagged by category (Community, Amenities, Maintenance, Billing).
Community news — pinned items, upcoming events, and notices posted by your property team.

This page is read-only — posts come from your property team. Scheduled maintenance that affects the community (for example, a parking lot resealing) shows up here so you can plan around it.
Maintenance requests
Report an issue and track it to done.
When something in your unit needs attention, submit a request here — then follow it from Submitted all the way to Completed without having to call.
Submit a new request

Click New request.
Choose a Category (Plumbing, HVAC, Electrical, Appliance, Doors / Locks, Pest control, or General) and a Priority.
Describe the issue — what's happening and where in the unit.
Add photos (up to 8), then press Submit request.
What it does
Sends your request straight to your property team's maintenance board, where staff can triage, schedule, and assign it.
Needs your input
A clear description and a photo or two help the team bring the right parts the first time. The checkbox — “Maintenance may enter my unit if I'm not home” — lets them complete the work while you're out; leave it unchecked if you'd rather be present.

The moment you tap Submit, you get this confirmation — and your maintenance supervisor receives a New maintenance request alert to triage and assign a technician. You’ll get follow-up emails when it’s scheduled and when it’s completed.

What it does
Updates live as your team schedules and works the request, so you always know where it stands.

Apply for a unit in about five minutes.
Applying for a new unit — or a transfer within the community — happens right here. The application is a short, four-step form; you can move Back and Continue between steps before you submit.
Applicant — full legal name, email, phone, date of birth, and Social Security number.
Residence & income — current address, employer, annual income, unit preference, and desired move-in date.
Screening consent — read and authorize the background/credit screening.
Review — check everything, then submit.
What it does
Sends your application to the leasing team, who use it to run screening and move you toward a lease.
